Welcome to Rafter J Ranch

A place to call home in the heart of Jackson Hole.

Rafter J Ranch is a welcoming residential community located just south of the Town of Jackson. Our community is supported by two organizations—the Rafter J Ranch Homeowners Association (HOA) and the Rafter J Ranch Improvement and Service District (ISD).

Together, they help keep Rafter J Ranch a beautiful, connected, and well-maintained place to live.

Our Homeowners Association

Community • Common Areas • Covenants

The Rafter J Ranch HOA is a private, nonprofit organization that helps maintain our shared community spaces and uphold the Covenants, Conditions, and Restrictions (CC&Rs).

Established in 1979, the HOA is now operated by the members of the Association and is supported through member fees.

 

Our Improvement & Service District

Water • Sewer • Roads

The Rafter J Ranch Improvement and Service District (ISD) is a local government entity recognized by the State of Wyoming.

The District is responsible for essential community infrastructure, including the water system, sewer collection system, and local roads.

Established in 1998, the ISD is funded through water service billing and an annual assessment included with Teton County property tax bills.

 

One Community, Two Organizations

While the HOA and ISD have different responsibilities, both are here to support the Rafter J Ranch community and the people who call it home.
