About Rafter J Ranch

Rafter J Ranch–a community located in Jackson Hole, south of the Town of Jackson.

RafterJ.org contains information about the Rafter J Ranch Homeowner’s Association and the Rafter J Improvement and Service District. These organizations are in charge of the administration, organizational, and infrastructure support functions for the community of Rafter J.

The Homeowner’s Association (HOA) is a private, non-profit organization that maintains the common areas and enforces the Covenants, Conditions, and Restrictions. The HOA was established in 1979 and was originally operated by the subdivision’s operating partners but is now operated by the members of the Association. The HOA is supported by member’s fees.

The Improvement and Service District (ISD or District) is a local government recognized by the State of Wyoming that operates as a municipal utility operator in that it maintains the Rafter J Ranch water system, sewer collection system, and the local roads. Links to the District’s governing documents may be found on the ISD Governing Documents page. The ISD was established in 1998. The District’s operating revenues are obtained from water service billing and from an annual assessment which is billed as part of the Teton County property tax bill.
